Gulizia Graphics aims to provide the plans that are fully detailed and provide clear instructions for your project. Our plans are always designed to meet the building code. In addition, if your project is located within a municipality that has enacted other local or city ordinances, those guidelines will also be incorporated into the project. We have provided some examples from some of our recent projects for your reference at the bottom of this page.
All our plans include the following elements.
1. Graphic Representation
- Drawings are fully dimensioned and to scale. We never fake dimensions. If something is a certain distance or length, then it is drawn at that exact size.
- Proper use of line weights so copies are legible and clean.
- Drawings are assembled in logical order per National Cad Standards requirements.
2. Floor Plan(s)
- Full dimensioned for layout and construction.
- Room, equipment, and fixtures are all annotated.
- Location and sizes of all doors, windows, and openings will be cross referenced on a schedule with an appropriate key as needed.
- Show all built in casework (cabinets, countertops, etc.).
- Unless the project is really complex, all framing information is shown on the dimensioned plan. We have found this method ensures there will be no mistakes by having to refer to two separate pages.
3. Exterior Elevations
- Complete exterior elevations showing all four sides of the project including all exterior building elements (window trims, dormers, railing, etc.)
- Grade lines and elevation markers
- Finish and trim materials with their respective annotations.
4. Cross Sections
- At least one complete cross section through the building.
- Correct graphical representation of all foundation conditions and grades.
- All ceiling and roof connections to walls and/or beams
- Any critical or unusual conditions or connections of materials
- Section locations are referenced on all sheets including exterior elevations. Framing or elevations beyond the section are shown for reference and orientation within the project.
5. Ceiling Plan(s)
- Locate and annotate all drop ceilings and references their assembly details. Not all projects need/require a reflected ceiling plan.
6. Foundation Plan(s)
- Location and size of all footings, stem walls, and grade beams.
- Location and size of all anchor bolts and tie downs. Dimensions to the centerline of every tie down bolt are added for ease of construction in the field.
- Location of variables in elevation for floor slabs.
7. Schedules
- Provide full specifications for all doors, windows, and rooms. This includes make, model, and finish.
- Provide make and model for all fixtures including plumbing, major appliances, and mechanical equipment.
